The redevelopment of a brownfield coastal site into a vibrant and well-connected retirement community in Carbis Bay, St Ives. Oceanview creates thirty-seven independent living apartments for those aged over 55.
The new development nestles into the idyllic, picturesque and heavily wooded Boskerris Valley directly above Carbis Bay beach. With views across the St Ives Bay looking towards Godrevy and the Hayle Towans, the footprint loosely replaces the original Cottage Hotel and is of a similar scale in height. The two distinct wings each have their own architectural language accommodating a mix of two and three bedroom apartments and two storey maisonettes.
The steeply sloping site topography informed both the building approach access and the architectural forms that create the opportunity for a split level approach for vehicles and residents. Building back into the hillside reduces the overall building mass in order to respond to then sensitive coastal landscape and surrounding residential area.
The choice of natural and traditional materials combined with contemporary design and detailing helps to ground the building in the landscape, whilst breaking down the overall building form its visual impact on the surroundings.
