Planning approval awarded for flagship extra-care development in Cornwall

PBWC Architects have achieved planning approval on behalf of Cornwallis Care Services for a multi generational care and mixed housing development in Penzance. The scheme reimagines how places can be designed for living well into later life by creating an intergenerational community in the heart of Penzance with a focus on wellness, health and happiness. 


Polwithen House Masterplan comprises of the careful conservation and conversion of Polwithen House into 19 high quality apartments alongside community rooms and a garden kitchen restaurant. The development of the wider site includes the construction of an apartment block providing 56 new residential apartments, an Extra Care development providing 58 apartments and a 47 bed Nursing Home with Specialist Dementia Care and a hydrotherapy pool.

Through the provision of a variety of housing options to suit a range of care needs, Cornwallis Care Services hope to address the growing demand for care amongst the county’s ageing population and relieve pressure on the NHS.

Proposed Site Uses

Cornwall has an ageing population and this much needed new development will provide modern, purpose-built accommodation to help those in later life to maintain their independence for longer.

Chris joined Poynton Bradbury Architects in 2018 after working in London where he led the delivery of major mixed-use regeneration schemes in both the UK and abroad with project values of over £120m. Becoming a Director of the practice in 2021 Chris is now applying his passion for environmentally and socially responsible architecture and urban design to help shape the ethos and vision of the practice.

He has wide experience of public consultation processes and has repeatedly represented the practice during the engagement of complex and varied stakeholder groups, local authorities and review panels. Chris is responsible for several sectors including schools, urban regeneration, placemaking, later living and care.

Working with a wide range of private sector and local authority clients Chris is adept at taking their projects through complex planning processes and supporting them to create truly transformative places.
